Where do you list your properties?

We are listed on VRBO, Airbnb, and other network platforms. We use a PMS called Escapia which feeds all of the information into the other channels

How reservation and cancelation works?

Reservations are created from any of the platforms we use. We have a cancellation policy in place that is fair which reads “Cancellation with less than 60 days notice (90 days during Holiday season) results in forfeiture of the room and tax portion of the reservation. There is a $200 cancellation fee for all other cancellations.”

How do the payments work for owners?

Each Property generates a Monthly Owner’s Statement. The Monthly Owner’s Statement is a Balance Sheet with the Booking Income and Expenses (Cleaning Fee, Taxes, Management Fee), Unit Expenses and a summary with the Balance that is either due to/from the Owner.

How frequently do I get payouts?

Payouts are Monthly via check or ACH.

Do I need to find a housekeeper?

Poipu 365 is happy to work with your housekeeper, if you don’t have one we have a professional, competent cleaner ready to meet your needs.

How much does a property manager typically charge?

Poipu 365 is more competitive than other property managers on the island since we charge 15%. We can do this because we are a boutique vacation rental company. Full service, Real Estate and vacation rental management.

How do you handle maintenance and repairs?

Poipu 365 has talented handymen and technicians readily available for any issues that may arise. We closely consult with our owners in all aspects of maintenance and repairs.

Do you assist with local regulations and compliance?

In Hawaii, under Hawaii’s Residential Landlord-Tenant Code, we require that if you live off-island, you’ll need to find an on-island agent to act on your behalf.
